Shop, Gym and Garage Floor Coatings in Eastern LA County: Pomona, West Covina, Whittier, Downey and Santa Fe Springs

Eastern LA County · Commercial & Residential
The short answer

Eastern LA County floors split into two jobs. Shops, plants and auto businesses in Santa Fe Springs, Pomona and Downey usually sit on oil-soaked, previously coated slabs that need degreasing and grinding before a 100% solids epoxy or urethane cement system. Homes in Whittier, West Covina and Downey often have older slabs that need a moisture test and crack repair before a flake garage floor. Both start the same way: get the slab right first. We serve the whole area from Corona.

Searches for epoxy flooring in Los Angeles turn up installers from all over Southern California. If your building or home is on the east side of the county, between Pomona and Santa Fe Springs, you're closer to our Corona shop than to most of them, over the 60 or the 91. This guide covers the floors we see most in that part of the county, what each one needs, and what it costs.

Empire Coating Solutions has supplied and installed concrete coatings across Southern California since 2000. We install commercial and residential floors, and we stock the same materials for contractors and maintenance teams who do their own work.

Shops, Plants and Auto Businesses

Santa Fe Springs, Pomona and the industrial pockets around Downey and Whittier are full of machine shops, fabricators, distributors, auto repair bays and dealership service departments. Their floors share a few traits:

  • Oil and fluid contamination. Years of drips soak into concrete. A coating will not bond over it, so contaminated areas are degreased, ground and tested, and the worst spots may need to be cut out and patched.
  • Old coatings and paint. Many older buildings have one or two previous coatings. They come off completely with diamond grinding; coating over a failing layer just inherits its failure.
  • Hot tires, dropped tools and chemicals. Service bays need a thick, 100% solids system with a chemical-resistant topcoat. Areas with hot water, steam cleaning or temperature swings are better served by urethane cement.

For production floors with color-coded zones, forklift aisles or high-traffic joints, see our guide to warehouse and industrial floor coatings; the same specs apply on this side of the county line.

Gyms, Retail and Showrooms

Commercial floors that the public walks on need to look good and stay safe when wet. Common choices:

  • Gyms: rubber mats belong under free weights, but coated concrete works well in locker rooms, entries, turf borders and functional training areas. Add an anti-slip aggregate where floors get wet.
  • Retail and showrooms: metallic epoxy gives a high-end, seamless look that's easy to clean. A UV-stable topcoat keeps it from ambering near storefront glass.
  • Restaurants and commercial kitchens: urethane cement in the cook line and dish area, with epoxy where it's dry. Our commercial kitchen flooring guide explains the split.

Garages in Older Neighborhoods

Much of Whittier, Downey and West Covina was built in the postwar decades, and many garages are on slabs that are older than the homeowners. Older slabs may not have an effective vapor barrier, and they often carry settlement cracks and old paint. None of that rules out a great floor. It just means the job starts with a moisture test, grinding and crack repair, followed by a flake system with a polyaspartic topcoat.

What It Costs

Our published installed pricing is $5.50 to $6.50 per sq ft for flake and $10 to $14 for metallic and quartz, plus $1 to $3 per sq ft for surface prep when the slab needs it. Oil-contaminated commercial slabs usually sit at the high end of the prep range. Urethane cement is quoted individually. Larger floors cost less per foot; single-car garages carry a minimum labor charge. See the full California epoxy flooring cost guide.

Frequently Asked Questions

Do you install epoxy floors in Los Angeles County?

Yes. We install commercial and residential floors across LA County and are closest to the eastern side, including Pomona, West Covina, Whittier, Downey and Santa Fe Springs. Call 909-272-5137 or request a free estimate online.

Can epoxy go over an oil-stained shop floor?

Only after the oil is dealt with. Contaminated concrete is degreased and diamond ground, then tested. Areas where oil has soaked deep may need to be cut out and patched. Coating directly over oil leads to peeling.

What is the best floor coating for an auto repair shop?

A thick 100% solids epoxy system with a chemical-resistant topcoat handles fluids, dropped tools and hot tires in most service bays. Areas with hot water, steam cleaning or big temperature swings do better with urethane cement.

What flooring works for a gym?

Rubber mats are best under free weights. Coated concrete works well in entries, locker rooms, turf borders and functional training areas, with an anti-slip aggregate added wherever the floor gets wet.

Can an older garage slab still get an epoxy floor?

Yes. Older slabs may lack an effective vapor barrier and often have cracks or old paint, so the job starts with a moisture test, diamond grinding and crack repair. After that, a flake system with a polyaspartic topcoat performs well.

How much does epoxy flooring cost in eastern LA County?

Our installed pricing is $5.50 to $6.50 per sq ft for flake and $10 to $14 for metallic and quartz, plus $1 to $3 per sq ft for surface prep when needed. Urethane cement is quoted individually.
